Engineer’s Foundation Evaluation (EFE)
Engineer-led foundation evaluation for DFW properties. Understand observed conditions, evaluation scope and the engineering documentation your decision needs.
Engineering Judgment for Foundation Questions
When an Engineering Evaluation Is Appropriate
An EFE is coordinated through Level Up Home Inspections’ partnership with Noble Engineering Services. Level Up is not an engineering firm: its inspectors perform the field inspection, recording observations, photographs, and relevant measurements. Noble’s licensed professional engineer reviews those field findings to evaluate foundation performance and is solely responsible for the engineering analysis, conclusions, recommendations, and signed/sealed engineering report.
The evaluation begins with the question to be answered, not a preset checklist. The engineer determines what information is needed to support an opinion within the agreed scope. That approach keeps the work directed at the actual concern rather than assuming every property needs the same investigation.

The right expertise for the question
Clarify the question. Plan the next step.
The question behind the visit
Define the concern, intended use and level of evaluation before fieldwork begins.
Evidence in context
Level Up documents visible distress, relative elevations, drainage and available property history for Noble’s licensed engineering review.
What your engineering report provides
Noble Engineering Services’ licensed professional engineer provides the findings, recommendations and signed and sealed engineering report for your foundation question.

A closer point of view
A fuller foundation picture.
Level Up records floor elevations and visible conditions. Noble Engineering Services evaluates that information alongside the structure’s history to explain foundation performance and recommend repairs when necessary.
More Than a Floor-Elevation Snapshot
Relative floor elevations give the engineer a point-in-time comparison of accessible locations against a selected baseline. Used with site history, visible conditions, and the defined foundation question, those readings can provide useful field information for the engineering evaluation.
A standard home inspection documents visible conditions within its inspection scope, while an EFE applies an engineer’s analysis and professional judgment to a specific foundation question. Floor-elevation measurements can inform that evaluation, and the engineering report explains the conclusions and recommendations that apply to the property.

History, Site, and Visible Conditions
Useful background may include prior repair records, construction information, disclosed plumbing events, drainage changes, additions, and prior reports. History can help frame questions, but it does not replace the engineer’s observations or prove why a condition exists.
The engineer may consider visible signs such as cracks, door operation, exterior grading, roof-water discharge, vegetation, soil conditions, drainage paths, and accessible structural elements. What is reviewed depends on the assignment, property access, and conditions observed during the evaluation.
A Scope Built Around Your Foundation Question
The agreed scope identifies the purpose, observations, information reviewed, and limits on conclusions. Depending on the concern, an engineer may determine that visual observations and available records are sufficient, or that additional data, testing, or another specialist is appropriate.
Your evaluation is organized around the areas that can be observed and the records available for review. The resulting documentation identifies the information considered, helping you understand the basis for the engineer’s conclusions and any recommended next step.
Recommendations and Repair Plans When Needed
An EFE is tailored to the assigned question; its conclusion may identify observed conditions, recommend monitoring or additional investigation, or find that no repair is necessary. When Noble’s licensed professional engineer determines repairs are necessary, the engineering report provides repair recommendations and a repair plan appropriate to the evaluated conditions.
When repairs are recommended, the report gives property owners and decision-makers engineering direction tailored to the evaluated conditions. That documentation can support informed conversations about appropriate repair work, monitoring, or further investigation.
Your report, access & next steps
Engineering Documentation and Next Steps
Contact Level Up to discuss the foundation question, available records, and any transaction requirements. Sharing those details at the start helps coordinate the field inspection and gives Noble Engineering Services’ licensed professional engineer useful context for determining the appropriate engineering scope.
The signed and sealed engineering report documents the engineer’s evaluation for the assignment, including applicable conclusions and recommendations. It gives you clear professional documentation to use when planning repairs, responding to a transaction requirement, or understanding a foundation concern.
Before we arrive
What to expect.
Relevant documents, a clear question and practical access details help us prepare a focused visit and useful next steps.
- A discussion of the specific foundation question, transaction need, and available history before scope is set.
- Reasonably safe access to relevant interior, exterior, and accessible structural areas identified for review.
- An opportunity to share known repairs, plumbing events, drainage changes, additions, prior reports, and access information that may help frame the evaluation.
- Engineering documentation that brings together its purpose, observations, conclusions, recommendations when applicable, and the information supporting next steps.
Useful answers
Your questions, answered.
How are foundation elevation measurements used in an EFE?
Foundation elevation measurements record relative readings at selected accessible locations. Noble Engineering Services’ licensed professional engineer considers that data alongside the property history and other relevant field information when evaluating the foundation question. The resulting report brings the measurements and engineering findings together in one documented evaluation.
Will I receive repair recommendations or a repair plan?
When Noble Engineering Services’ licensed professional engineer determines that repairs are necessary, the engineering report will include repair recommendations and a repair plan appropriate to the evaluated conditions. If repairs are not necessary, the report may instead address observed conditions, monitoring, or any additional information needed.
What does the engineer’s foundation report provide?
Noble Engineering Services’ licensed professional engineer provides the engineering analysis, conclusions, and recommendations for the assigned foundation question. The signed and sealed report documents the findings and appropriate next steps, including a repair plan when the engineer determines repairs are necessary.
What should I provide before the evaluation?
Provide the question that needs to be answered, relevant contract or lender language, prior reports, repair records, known water or plumbing history, and access information. The responsible engineer decides which information is useful and what additional work, if any, is needed.
