Clear water answers

Start With the Right Questions

Water quality questions can arise even when water looks clear, or when a change in color or odor is noticed. Level Up Home Inspections begins with the water source, your concern, recent changes, and the intended sampling point. Testing is recommended for homes on private wells, when water quality is unknown, or when needed for a loan requirement.

Tell us about taste or odor changes, staining, scale, plumbing work, flooding, an unused property, or nearby land activity. These details help define a useful laboratory request and identify the most appropriate next step, including public-health, well, plumbing, or water-treatment guidance when relevant.

A focused plan starts with your property

Look closely. Decide clearly.

  • Define the question

Discuss the source water and the concerns behind the test request.

  • Collect appropriately

Follow the requirements that apply to the selected analysis and sample point.

  • Understand the result

Read laboratory findings in context; results apply to the collected sample and tested parameters.

A closer point of view

Be specific about what you want to learn.

Different analyses answer different questions. Confirm the water source, requested parameters and collection requirements before sampling.

A good test starts with the right sampling question.

Agree on the Analytes Before Sampling

The stated laboratory panel evaluates Lead, Nitrates & Nitrites, and Bacteria (E. coli & Total Coliform). Confirming these analytes before collection helps align the sample with private-well questions, unknown water quality, or a loan requirement.

We explain the specified panel before collection, and the laboratory performs the analysis. You receive a detailed laboratory report with the findings, which identifies what the stated panel does and does not evaluate.

Collect a Representative Sample

During the inspection, a water sample is collected from the agreed accessible sampling point. Sample location and handling affect what the laboratory receives, so we follow the laboratory’s instructions for the correct container, preservation, hold time, and delivery. A kitchen cold-water tap can answer a different question than an exterior faucet, untreated source point, or water after a treatment device.

The sample provides a snapshot of water at the selected point and time. We note relevant visible, accessible conditions, such as an installed filter or softener, so the result can be considered alongside the sampling location and any treatment equipment.

Prepare Before Collection

Please share information about treatment equipment, recent disinfection, plumbing repairs, filter changes, and laboratory instructions already provided. Keep the sampling area accessible. Do not substitute containers, rinse a laboratory-provided bottle, or change the sampling location unless the laboratory directs it.

If the concern involves a particular drinking-water faucet, another fixture may not provide the same answer. Where treatment is relevant, clarify whether the sample should reflect treated water, untreated source water, or both. Laboratory instructions control collection, preservation, and transport.

Read Laboratory Findings in Context

When results are available, we help you read the reported findings, concentrations, units, detection notes, and any comparison information the laboratory provides. The result needs context: the sampled location, stated method, specified panel, and the benchmark used for comparison. A result may identify a concern for a public-health agency, licensed water-treatment professional, plumber, well contractor, or another qualified specialist.

Laboratory results are typically returned within 72 hours through the laboratory’s separate process. If testing is paired with a home inspection, Level Up Home Inspections can provide its same-day digital inspection report with photos or video for observed property conditions and support afterward. That inspection report is separate from the detailed laboratory report.

Your report, access & next steps

Your Results and Next Steps

Your detailed laboratory report documents the findings for Lead, Nitrates & Nitrites, and Bacteria (E. coli & Total Coliform) in the submitted sample. It is a useful record of the tested water at the agreed location and time, and it can help you decide whether to discuss the findings with a public-health agency or the appropriate water, well, plumbing, or treatment professional.

When findings or observed site conditions point to additional work, we explain the inspection-side observations and an appropriate next step. Wade Larimer, Owner/Lead Inspector, TREC #25012, Mold Assessment Technician #1538, and TDA Technician #0952210, is available to discuss inspection-side observations. Before we arrive

What to expect.

Simple access preparation and your questions help us focus the inspection on the property details that matter to you.

  • A conversation about the water source, the concern, and whether the specified panel is appropriate for a private well, unknown water quality, or a loan requirement.
  • An accessible sampling point selected to match the testing question and laboratory instructions.
  • Laboratory analysis for Lead, Nitrates & Nitrites, and Bacteria (E. coli & Total Coliform), followed by a detailed laboratory report with findings.
  • Appropriate specialist or public-health follow-up when results or conditions warrant it.
Questions about your inspection or next steps?

Useful answers

Your questions, answered.

Which analytes are included in this water test?

This service evaluates its specified panel: Lead, Nitrates & Nitrites, and Bacteria (E. coli & Total Coliform). The detailed laboratory report identifies the findings for those analytes and supports an informed conversation about any further testing that may be appropriate.

Where should the sample be collected?

It depends on the question. A drinking-water faucet, untreated source point, and tap after a filter can produce different information. We identify an accessible location with you, while the laboratory’s instructions govern collection and handling.

When will I receive my water-quality laboratory report?

Water-quality results are typically returned within 72 hours through the laboratory’s separate analysis process. The detailed laboratory report lists findings for the tested analytes, giving you a record to share with a lender or an appropriate professional when considering follow-up.
